"For Sale By Owner" or should i hire a Realtor?
This is a question that numerous property owners are asking themselves because they want to save on the commission paid.
Here's a question, "If you were being civilly sued for $650,000, would you represent yourself in a court of law or would you hire a reputable attorney with a proven track record to represent you? Naturally m you would hire a professional attorney who represents clients' day in and day out. You would hire an attorney who knows the documentation, court process, negotiating, and more inportantly, the law. So my answer is "YES", a For Sale by Owner can sell their own property, yet they will take on a major liability and leave a lot of money on the table.
Statistically speaking, FSBO's sell their properties for 8% to 10% below what the market will support. Futhemore, because they are not familiar with the documentation, disclosures, process, and real estate law, their chances of being sued goes up 3 to 4 times.
If you are dealing with one of your biggest assests, like your home, I recommend you hire a reputable agent that is credentialed and has a proven track record. This is of utmost importance, because according to the National Association of Realtors, the average realtor in the United States sells an average of only 4 homes per year. You definitely do Not want to hire an average agent who is going to produce average results.
I recommend hire the one who is best credentialed and has a proven track record so they get results and not broken promises. this type of agent will aggressively market a property so that it receives maximum exposure and, therefore, nets the seller the most money possible.
Let's be frank, if you are going FSBO, it's because you want to net the most money possible so simply hire a realtor who will do this for you. An aggressive agent will make you money and not lose money even after you pay their commission.
